Eco Friendly Design

The water heating system is the most energy efficient available. The wall and roof insulation is the highest R-value available. The large, rolling door at the loft level, allows heat to escape on hot sumer days. By opening a window on the ground level, combined with an open floor plan, the house cools down in a few minutes. The heat and air conditioning incorporates high efficiency components. All the glass is "low e" with a solar reflective coating and dual glazed with 1/2 air space between panels. The interior concrete helps balance living space temperature.

Exterior

This glass embedded concrete building features a double sided Koi pond with matching water spouts on each side of the entry way. the Koi pond actually flows under a bridge walkway to the front door. Atypical of the area, the stainless steel gate invites you into a clean courtyard with Zen garden elements. The building makes a bold statement using a theme of squares and smooth surfaces.

Interior

Central Atrium

A view from the top of a 40 foot high center atrium that connects all the floors of the house with cascading multilevel stairs. Backlit, cantilevered wenge treads and curved wenge wood wall with stainless steel inlay greet you upon entering the house. The lower staircase of wenge and glass embedded concrete lead to a straight solid wenge staircase topped by a brushed stainless steel monolith wall. The wall in turn guides you to an all concrete curved staircase with an open brushed aluminum guard rail that takes you up to the loft dining area.

Office

Set in an understated room of concrete walls, floors and ceiling, are Jay Payne original matching desk and credenza, of wenge wood, brushed stainless steel and glass. A multicolored fabric covered love seat doubles as guest bed.

A Round Kitchen in the Center of a Large Living space

A Jay Payne original game table doubles as a 4 person dining table. Made from brushed aluminum with solid wenge removable flip top, which is upholstered on the other side with red felt for card playing, the table holds Backgammon and chess/checker boards as well. The chairs are burgundy leather over a steel frame from Poliform. The Kitchen countertop is polished concrete. Brushed stainless steel stools with leather upholstery provide seating for countertop dining. The walls and floors are a custom concrete finish from Guerrin Swing.

The kitchen itself is designed by Jay Payne from standard cabinetry components with custom milled metalwork. The round front face of the lower kitchen cabinets is a dark brown matte lacquer finish alternated with brushed stainless steel. A brushed aluminum shelf with recessed halogen lights spans the entire circumference of the kitchen cabinets. The wenge cabinetry against the back wall, house the Sub Zero refrigerator/freezer, Gaggenau oven, microwave and warming drawer, Meile coffee system, pullout pantry and extra storage. On the concrete kitchen counter you see Gaggenau cook top with a pop-up down draft. the dishwasher is similarly hidden behind wenge cabinet doors below the two sinks.

The triangular clear plexiglas floor and glass half wall, like a prism, magnifies he intimacy of the fireplace and lets its warmth fill the stunning 2 story open ceiling.

The fireplace surround is seamless brushed aluminum. the symmetry of the windows is highlighted by the matching steel clad wenge bookcases. Matching white leather and chrome chairs by Jules Seltzer flank the Jay Payne original triangle modular wenge coffee tables. The burgundy leather shag area rug is from Coverall Industries. The art is from Chiaroscuro Gallery in Santa Fe, New Mexico.

The Blue Powder Room

The blue powder room on the kitchen level features a floating sink and waste bin. The marmarino walls are hand troweled and waxed, for the contemporary look using an old style plaster finish. As you can see the wenge slab door witch opens into the bathroom has no handle. All doors in the house swing both ways and are self closing. Reflected in the mirror above the sink you see built in wenge wood niches in a concrete wall.

Dining Room

The Jay Payne original Zen dining table has a mortise and tenon design in solid wenge wood. Jay Payne original floor cushions are Asian print silk. The loft dining area is balanced by a counterpoint of concrete and wenge walls. Which provides a clam foundation for artwork provided by Chiaroscuro Gallery of Santa Fe, New Mexico. The plasma screen TV is mounted on a pivot hinge for more accessible viewing.
